Site Preparation
We take a raw lot to a build-ready pad. That covers stripping topsoil, cut and fill, stem wall backfill, and compaction in lifts. Your pad ends up at plan elevation, ready for the engineer to test and the slab crew to start.
Site development takes a raw lot or a teardown lot and makes it ready to build on. On a Tampa lot, that starts with clearing the ground or taking down what stands on it. Then come the digging, the cut and fill, and the drainage the plan calls for. The job ends with the pad at plan height and the whole lot at final grade. Construction Site Development runs every step with its own excavators, skid steers, wheel loader and backhoe. Our own dump trucks haul fill in and extra dirt out.
We work out of the Citrus Park area of Tampa, in northwest Hillsborough County. We cover Hillsborough, Pinellas and Pasco counties. The company comes from a family construction background, and the LLC was formed in 2018. Our site work includes lot prep in Odessa and runoff systems in South Tampa. Builders and owners get one site contractor for every step. One free estimate covers the whole job. Call (813) 453-5883 and we will set a time to see the lot.

Every site development job runs in a set order. First the lot gets opened up. A wooded lot needs its trees and brush cleared. A teardown lot needs the old house, slab and driveway taken out. Next comes the digging the plan calls for. Then the cut and fill starts. We cut the high ground down and use that dirt to raise the low spots. Dirt that cannot stay leaves on our own dump trucks, along with debris from the clearing or teardown. When the lot is short on material, the same trucks bring fill in. Our excavators come in several sizes, so each lot gets a machine that fits.
Drainage goes in before the final grade. We shape swales and dig retention areas where the plan shows them. Where the plan calls for underground drainage, we install french drain lines. Where it calls for a piped ditch, we pipe the open ditch and grade over it. We also prep the base for a pool when one is part of the build. Then we bring the pad up to plan height with foundation fill and pad work. The last pass is final grade across the whole lot. Water should leave along the path the plan draws for it.
The site plan runs every site development job. On a Hillsborough County home permit, the site plan shows existing and finished grades at each lot corner. It adds drainage flow arrows and marks every drainage feature, like swales, ditches, detention and retention areas. It also lists the Base Flood Elevation and the finished floor heights of the house and the garage. Those numbers tell us how much dirt moves and where the water goes. The plan and the permits belong to the owner, the builder or the engineer. As your sitework contractor, our part is to build the ground the plan shows. We set our grades from the plan and check them as the work goes.
The grading on that plan has to follow one of three paths. It can match the county approved lot grading plan for the subdivision, with its type A, B or C scheme. It can carry the seal of a Florida registered engineer. Or the permit application can pick the county's no fill option. That option limits fill and keeps grading within 6 feet of the house footprint. That grading also has to stay at least 3 feet off the side property line. The path the plan takes decides how much fill can go on the lot. Tell us which one yours uses, and we will build to it.
The first lot type is an infill teardown on an older Tampa street. The job starts with taking down the old house, its slab and its driveway. Our South Tampa work around Bayshore and Davis Islands has included grading and fill. Inside city limits, Tampa's stormwater manual calls for living space at least 1.5 feet above the street crown. The crown is the high middle of the road. When the new floor sits higher than the old one, fill makes up the difference. The manual also says a site must drain to the nearest public street or drainage facility. That runoff cannot cross or harm the property next door.
The second lot type is raw or wooded acreage, farther out toward Pasco County and east Hillsborough. These jobs start with clearing a wooded lot, then move more dirt over more ground. Near wetlands, the Hillsborough site plan labels a 30-foot or 50-foot setback line. Work that affects wetlands or alters surface water flows needs an Environmental Resource Permit first. The Southwest Florida Water Management District requires it. When Pasco County asks for a drainage plan, a Florida registered engineer signs and seals it. That plan shows the finished floor and the ground heights before and after. It marks the path the water takes, plus any flood zone and wetland lines. Our grading follows every line on it.

Tell us what needs to come down, get cleared, or get filled. A few photos help. We cover Hillsborough, Pinellas, and Pasco counties from our Tampa base.
An owner prices the job at the property, free. We check the structure, the ground, and the access, then give you one number for the whole job.
Our own excavators, skid steers, and dump trucks. The teardown, the dirt work, and the hauling stay with one company, so the schedule holds.
Debris goes out on our trucks. The ground gets graded flat, the street gets cleaned up, and the lot is ready for whatever comes next.

We do land grading on residential lots across Tampa Bay. Our excavators and skid steers cut the high spots and fill the low ones. The finished slope carries storm water away from your foundation and out to the street or a swale.
Standing water in the yard and water against the slab call for the same fix. We dig a gravel trench with perforated pipe in the bottom. The line slopes to a discharge point away from the house. Catch basins and downspout tie-ins handle the water where it starts.
Two brothers run the company and carry on their family's work in the construction field. One of them is on the job sites himself. The people who price your job are the people who do it.
Our own dump trucks run under USDOT 3805736, and our own excavators and skid steers do the loading. Debris leaves on our schedule, not a bin company's. The teardown and the haul-off are one job and one price.
Demolition, clearing, excavation, grading, fill and the pad, handled by the same team in one sequence. No waiting on a second sub to show up. The lot moves from standing house to build-ready ground without a handoff.
We run out of the Citrus Park area of Tampa and work Hillsborough, Pinellas and Pasco counties every week. Short runs mean machines show up when we said they would. Call and you get an owner, not a call center.
Straight from the property owners we have worked for.
Worked with them several times. On time and they do great work!
