One Company for Town 'n' Country Demolition and Site Work

Demolition in Town 'n' Country means working in one of Tampa's first suburban communities. Before the 1950s, this ground was mostly natural areas and cattle farms. In 1958, LaMonte-Shimberg bought a 525-acre dairy farm from the Webb family near Hillsborough Avenue and Memorial Highway. The developer built nearly 8,000 single-family homes and townhouses here from 1958 to 1978. The build-out grew to more than 2,000 acres. It ran from Memorial Highway on the south to north of Waters Avenue. Every house from that build-out is now more than 45 years old. The community covers 24.1 square miles, and the 2020 census counted 85,951 people there.

Hurricane Helene pushed storm surge through these streets and into homes in September 2024. Law enforcement had to use boats to reach people that night. A county fire rescue spokesman listed Town 'n' Country among the hardest hit parts of the county. The next morning, Town 'n' Country Boulevard at Hillsborough Avenue was still closed by flood water. The county later made the area a priority for collecting construction and demolition debris. When repairs no longer make sense, house demolition after a flood clears the lot for a rebuild. Town 'n' Country sits just south of our Citrus Park base. Our excavators bring the house down, and the loads leave in our own dump trucks.

Town 'n' Country permits and the 50 percent rule

Mail in ZIP code 33615 carries a Tampa address, but Town 'n' Country is not part of the city. Hillsborough County runs the permits here, and the City of Tampa only borders it to the south. To knock down a house, the owner applies for a county demolition permit through HillsGovHub. A flooded home also faces the county's substantial damage test. A house is substantially damaged when repair costs reach 50 percent of its market value before the damage. The county adds up improvement costs over a 12 month period. Its worksheet takes market value from the Property Appraiser's FEMA 50% Rule value, or a current certified appraisal. Our guide explains how the 50 percent rule works in more detail.

The county says a home past that line might need to be raised or rebuilt from the ground up. Its list of ways to comply is elevate, relocate, or demolish and rebuild. When an owner picks demolish and rebuild, we take the house down to bare ground. The roof and walls come down in sections with an excavator. Then concrete removal for the old slab and driveway opens the ground for new footings. Each load goes from the excavator bucket to one of our own dump trucks. The Town 'n' Country lot ends up clear for a new home built to current flood rules.

Grading and drainage on low Town 'n' Country lots

The county calls Town 'n' Country a low-lying area. It uses a network of about 20 miles of canals to move stormwater to the bay. Sweetwater Creek is maintained by the state, and Henry Canal by the county. Both run near one flood-prone part of Town 'n' Country. During one wet stretch, the county reported about 9 inches of rain in 72 hours on soaked ground. It said street water drops as the rain eases and the tide goes out. Hurricane Milton in October 2024 was a severe test for the canals. County crews ran walking excavators six days a week for most of 2025 to repair them.

A teardown beside these canals takes care. The county says some eroded banks need an engineer's redesign and a permit before repair. It also reports illicit discharge pipes from private property running into the canals. Debris in a canal or its right-of-way can delay county maintenance, too. So we keep machines and debris piles on the lot, away from the canal right-of-way. Then land grading on the cleared lot sets a steady fall away from the new pad. Where a low corner still holds water, a french drain can carry it to an outlet the county allows.

Questions From Town 'n' Country Property Owners

A few of the questions we hear most around Town 'n' Country. Don't see yours? Call us and ask.

Call (813) 453-5883

Does the City of Tampa or Hillsborough County permit a demolition in Town 'n' Country?
Hillsborough County does. Town 'n' Country is unincorporated, even though its mail carries a Tampa address. The demolition permit is a county permit, and the application is filed through HillsGovHub. A flooded home may also need the county's substantial damage review. We go over the plan and the lot with you before the application goes in.
Is a house from the original Town 'n' Country build-out pre-FIRM?
Hillsborough County defines pre-FIRM construction as work that started before June 18, 1980. That is the date its flood insurance rate maps took effect for the unincorporated county. LaMonte-Shimberg built the original homes here from 1958 to 1978. So those houses went up before the maps took effect. The county makes the substantial damage call on each flooded home.
Do you work in the communities around Town 'n' Country?
Yes. Westchase, Citrus Park and Carrollwood border Town 'n' Country to the north, with Egypt Lake-Leto to the east. Oldsmar, in Pinellas County, lies to the west. Inside the community sit Bay Crest Park, Countryway, Rocky Creek and Sweetwater Creek. The northwest part of Tampa International Airport sits inside it, too.
